Remortgage

A client submitted an 82% loan to value remortgage application for a Guest House he already owned. He needed a cash injection into his business in order to make improvements to both the Guest House itself and some other properties he was letting out. We did not request any estimates or invoices for the works he wanted to carry out.

Within hours of the client contacting us and following a credit check, we were able to issue a fully-underwritten conditional offer. Now our client has the funds he needed and within a matter of weeks the improvement works had all been carried out, thereby uplifting his income stream.


Purchase

Our clients, a married couple, had been declined by a High Street Bank on their Mortgage application for a shop they wanted to buy. It had been declined because there was a flat above the shop thus making it semi-commercial so the residential lenders would not help. Also, our clients only had a 15% deposit and their own bank were only prepared to lend 70% loan to value on a commercial basis.

Within a matter of days of them approaching us the survey had been instructed over the phone and the mortgage had been agreed in principle at 85%. The clients decided to move into the flat above the shop themselves straight after completion and are now running a very profitable retail outlet below.
